A GUIDE TO BUYING A HOME

Finding your dream home can be a lengthy process & it is very unlikely you will find the right property on your first viewing. The following points should be taken into consideration when trying to find your new home:

Make a list of all the features you require from your new home.

Make a list of properties that match those requirements.

Before making any appointments to view, ask how long each property has been on the market, how many people have viewed it & whether there is currently an offer on it.

Arrange viewings through the estate agent.

Allocate enough time to view each property.

View with company, for both security reasons & for that vital second opinion.

Try & arrive on time for your appointment & if you are delayed, contact the estate agent immediately.

Where possible, view during daylight hours.

Ask why the vendors are selling the property & find out what is included in the sale price such as carpets, curtains, fixtures & fittings.

After each viewing take time to consider the property – pros & cons.

Do not be tempted to put in an offer on the spot, no matter how much you feel the property suits your needs. Request a second viewing, preferably at a different time of the day.

Do some additional research also on local facilities such as transport, education, health & leisure.

If you are still happy with the property, call the estate agent & put in an offer.
